		<description><![CDATA[Auckland 2040 have come up with a resonal alternative zoning, which looks practicle and follow an inclusive process. All for the council to seriously consider this groups approach, and I really hope the council are taking the submissions on board and not paying lip service to the process. Auckland deserves a well thoughtful plan to evolve the city, and not a rushed one for the sake of politics.]]></description>

I worry that Council planners have spent so much time &amp; money, and the Mayor/ Deputy Mayor have put their reputations on the line with this Draft, that they might be unlikely to seriously consider such fundamental changes as you recommned. Also this would delay their time plan. Your letters need to get the widest possible circulation to make people realise there are very constructive alternatives which may also reduce rate increases?

		<description><![CDATA[I have spoken to John Palino at length over the Manukau Courier and ATB on the Manukau CBD debate.

From the conversation the Courier was incorrect in its reporting. Palino is supportive of the Manukau as the Second CBD concept - not shifting the main CBD south.

Firmer policy action around this concept is being drawn up on the Second CBD concept as I speak and will be released in due course for the city&#039;s consideration.

		<description><![CDATA[A vancouver skytrain would be a much better idea that a monorail. Can better handle steep change of grade required at Wiri where crosses motorway. 
Of course may still be preferable to stick with heavy rail, as then get direct service from Onehunga and Mangere to Manukau. 
All depends on how you do the Botany Line. I think this would work best as a elevated railway, so could stick with standard heavy rail, or again to cope with change of grade go to skytrain, or light rail would be cheaper, as could stick with at grade, and have well co-ordinated traffic signals to is not slowed down by traffic.
