The Southern Rural Boundary – What I would like to see
Having started with a general overview on what I would like to see in the operative Unitary Plan in regards to the Centres and Residential Zones, I am going to take a crack with the Southern Rural Boundary.
You can see the current version of The Southern Rural Boundary (per the notified version of the Unitary Plan) here

Those following the Unitary Plan and/or Talking Auckland would know that the “Corridor Options” was taken in deciding where to put the Future Urban Zone (in yellow). It was also decided in the UP deliberations that the RUB would be expanded east from Porchester Road to Mill Road in the Alfriston/Papakura East area.
What I will be taking a look at in a general overview first is how and when I would stage the release of land for urban development inside the Future Urban Zone, what could be built within that zone, and look at some of the rural zones after feedback about Countryside Living Zone being altered in a major way. With the Mill/Redoubt Road Corridor and the Southern Motorway Takanini Interchange also major concerns down in the South I will be taking a look at them again as well – as these affect urban development in the Southern RUB area.
Needless to say with the large-scale down-scaling of intensification across urban Auckland, the future urban zone in Southern Auckland will come under strain for quick (and most likely nasty) development. What will be more interesting is whether the RUB will need to be further expanded owing to lack of intensification opportunities on the Isthmus and some of the Metropolitan Centres.
So next week – a look at the Southern Rural Boundary and what I would like to see.
