Question: Park or Tower?

Question for the readers out there

 

In my Manukau City Centre Southern End – Renewal post I had showcased the stitching together of two mock up’s I had done at the southern end of the Manukau City Centre – which you can also see below:

My next project for redeveloping all of the Manukau City Centre is just to the right of the park space that would be in front of the Countdown mall entrance. Again the lots in question are both open surface grade car parks just as the previous developments have been “built over.” The two lots in question can be seen below:

The dimensions are included in both parcels are I can say are generously sized as well.

 

So the question I have folks for you is: “What should I place on these two parcels of car parking land?”

Should I place:

  • Park/Green Space
  • (open) Plaza like the Manukau Plaza on the south-western flank of the mall
  • Residential Apartments and/or hotel
  • Retail
  • Office Space
  • Mixed Use complex
  • Combination of the above whether it be some or the lot

So what should I place on these two lots (it is Council owned with the car parks leased back to Westfield/Scentre)
