Auckland Monthly Housing Update for November

Auckland Council’s Research and Evaluation Unit (RIMU) has released its Monthly Housing Update for November, bringing together the latest significant Auckland housing-related statistics.

Key findings:

  • 854 dwellings were consented in September.
  • In the year ending September 2018, 12,945 dwellings were consented in the region.
  • 53 per cent of new dwellings consented in September 2018 were houses, 12 per cent were apartments and 35 per cent were townhouses, flats, units, retirement units, or other types of dwellings.
  • 76 per cent of dwellings consented in September 2018 were inside the 2010 MUL. Over the past 12 months, 83 per cent of new dwellings consented were inside the 2010 MUL.
  • 934 dwellings were ‘completed’ by having a Code Compliance Certificate (CCC) issued in June 2018.
  • In the year ending September 2018, 10,320 dwellings were issued with a CCC.

From Auckland Council Chief Economist David Norman:

“After six consecutive months of rapid growth in new dwelling consents (the annual total was up 17% in those six months), the industry took a breather in September; 854 new dwellings were consented, compared with 868 (14 more) in September 2017. While this September was slightly lower than last September, it was still the second highest September figure since 2003, and annual consents were down a measly 0.1%.

“Given the rate of growth in consents in recent months, a slower month or two was inevitable. However, it would be way too early to assume that this marks any sort of industry maximum. Still, other data sources do show that the gap between what is being consented and how quickly it gets delivered is widening at an aggregate level, as highlighted below.”

A bit of a slower month in September for residential Building Consents, and Certificate of Compliance (showing a completed residential dwelling ready to live in) but most consents are still Brownfield (intensification). 

However, the 18/19 Construction Season is well under way with the weather improving to allow earthworks and construction to accelerate on new builds.
